What a landlord is actually looking for

Almost every lease in Alameda County says the carpets must be returned in the condition they were received, minus normal wear. In practice, a property manager doing a walkthrough is checking three things: are the traffic lanes still darker than the rest of the room, is there anything that smells, and can you prove a professional cleaned it. That last one is the part most tenants miss. A rented machine from the grocery store does not produce a receipt, and without a receipt the conversation about your deposit becomes your word against theirs.

Every move-out job I do comes with a dated, itemized receipt on company letterhead listing the address, the rooms cleaned, and the method used. Text it, email it, or hand over the paper copy at the walkthrough. It has settled more deposit disputes than the cleaning itself.

Book it in the right order

The single most common mistake is scheduling the cleaning too early. Carpet has to be cleaned after the last piece of furniture leaves and before you hand back the keys — otherwise you are paying me to clean around a couch that gets dragged across the floor the next morning.

  • Load the truck first. The unit should be empty, or close to it. I can work around a few boxes, but every item still on the floor is an area I cannot reach.
  • Give yourself one night of margin. An evening slot the day before a morning walkthrough works perfectly. The carpet is dry well before anyone arrives.
  • Do the wall scuffs and blinds after I leave, not before. Dust falls.

If your walkthrough is tomorrow and you have only just realized the carpets need doing, text me. Same-day slots are often open, and this is the exact emergency the evening hours exist for.

How the cleaning actually runs

I walk the unit with you first and point out anything I think will not come out, before I start — not after you have paid. Then traffic lanes and any spots get a pre-spray and a few minutes of dwell time to break the soil loose, and I agitate the worst areas by hand so the solution reaches the base of the fiber rather than sitting on top of it.

The main pass is hot-water extraction: hot solution goes into the carpet under pressure and comes straight back out along with the dirt. That extraction step is the whole point — it is what separates a real cleaning from a machine that wets the carpet and leaves the soil behind to wick back up two days later. I finish by grooming the pile so it dries standing up and does not look matted in the walkthrough photos.

Drying time

Expect 4 to 6 hours with reasonable airflow, and faster if you leave a window cracked or a ceiling fan running. An empty unit dries considerably quicker than a furnished one because there is nothing blocking the air. You can walk on it in clean socks straight away. If your walkthrough is the next morning, you have a comfortable margin.

What comes out, and what does not

I would rather lose the job than talk you into paying for something I cannot fix. Here is the honest split:

  • Usually comes out: traffic-lane greying, food and drink spills, coffee, mud, general ground-in soil, most pet accidents that have not soaked into the padding, and the dark halo around doorways.
  • Sometimes comes out: old wine, ink, cooking oil, and rust — depends entirely on how long it has sat and whether anyone has already scrubbed it with the wrong thing.
  • Does not come out: bleach spots, dye transfer from a rubber-backed mat, burns, tears, and pet damage that has gone through into the pad. These are permanent damage rather than dirt. No cleaner on earth is putting the color back — and if someone tells you otherwise, they are hoping you pay before you look closely.
