The oldest carpet and the newest carpet in one city

Sunnyhills is the most historically interesting neighbourhood I work in. It was built in the mid-1950s as a deliberately open, integrated subdivision at a time when that was rare enough to be national news, put together for the workers at the auto plant that had just moved to town. Seventy years later it is still a neighbourhood of modest single-storey homes on level streets — and that age is what matters to me. Homes that old have usually been through two or three carpets, sometimes over a slab, sometimes over hardwood, and quite often with an old pad that has lost its resilience. A tired pad soaks up water and gives it back slowly, so those jobs get extra extraction passes and a realistic conversation about drying rather than a fast pass and a damp floor.

Parktown is the 1960s tract next door in character: three-bedroom single-storey homes, a hallway down the middle, bedrooms either side. Same story as any ranch home — the hallway wears out first because it carries every trip anyone in the house makes, which is exactly why the hallway comes free with the whole-home package rather than being sold back to you as an extra.

Then there is the transit area around the Great Mall and the BART station, which is a different city entirely. Since the station opened, the blocks around Montague and Great Mall Parkway have filled with three- and four-storey townhomes and condos, and their floor plans follow one pattern: tile or luxury vinyl on the entry level, hard flooring through the main living floor, and carpet only on the stairs and in the bedrooms upstairs.

The stack townhome, and why stairs are the whole quote

If you live in one of those newer townhomes, the carpeted area of your home is mostly vertical. Two flights of stairs and two bedrooms is a completely normal Milpitas job, and it should not be quoted as a three-room house because it is not one.

Stairs are also the hardest surface in any home to clean properly. Every footstep in the building lands on the nose of a tread, so that edge takes concentrated wear that a carpet wand physically cannot reach into — each tread has to be worked by hand with a small upholstery tool. Milpitas sits inside the tech commute rather than beside it: 880, 237, 680 and the BART line all pass through, and a large share of this city is at a desk or a lab somewhere between Santa Clara and North San Jose during the day. Add the number of households here where both adults work full time and the traditional weekday cleaning window is close to useless.
